Building maintenance technician - long beach / bixby knolls

we are looking for maintenance technician who will have shared responsibility for daily maintenance, landscaping, and light tenant improvement projects for our local offices and medical buildings. our properties are comprised of single and multi-tenant office and medical buildings mainly in long beach and north orange county. we own and manage all of our own properties and are looking for an individual to be part of our team and is willing to take personal responsibility for the project they are assigned. we have a great set group of tenants and are virtually 100% occupied in all of our buildings.

essential duties and responsibilities:
• operate and perform ongoing preventive maintenance and repair work on mechanical equipment, electrical, plumbing and other installed systems.
• performs preventive maintenance procedures on mechanical equipment on a scheduled basis.
• manage vendors and perform tenant improvement construction, including paint, drywall, lighting, carpet/tile and ceiling tiles.
• coordinate tenant-improvement contractors in connection with tenant move-ins and remodels.
• oversee janitorial and landscape service.
perform facility inspections and report on possible conditions affecting operations.
• respond to service and emergency requests while interacting with tenants in a professional and courteous manner during normal business hours.
• support office staff in efforts of safety and security of the property.
• effectively perform work orders and efficiently close out job requests.
• using cmms or paper records to log maintenance work

skills/qualifications:
• high school diploma or equivalent work experience
• 1-3 years of related experience and/or training
• military experience is a plus.
• communicate effectively both orally/written and people management skills.
• ability to use cmms or paper records to log maintenance work
• ability to operate proficiently a computer including outlook, word, calendar management, and microsoft excel.
• equally work well as part of a team and work independently.
• personal interactive skills/courtesy towards others
• reliable/dependable - show up on time every day.
• ability to lift 50 pounds and work while standing 65% - 85% of the time
• helpful to have a working knowledge of building systems and operations including electrical, hvac, plumbing, mechanical systems, and elevators.
• abiding by different safety measures and policies
• typical work week monday through friday 8:00-am to 5:00-pm.
• clean driving record
• certificates, licenses, registrations:
• valid california driver's license, class c
• ability to read, write, speak and understand english
