the quantity surveyor role exists to support the delivery of high-end, medium to large sized residential construction projects, ensuring successful completion to quality, time and budget.

the role requires an experienced quantity surveyor, with at least 3+ years of practical experience working for a main contractor. they will be responsible for the commercial management of a number of projects, throughout the full life cycle of the project, including the execution of commercial, financial and contractual matters for a number of projects throughout the full project life cycle. the qs will be expected to identify and communicate any commercial risks and go out of their way to deliver outstanding client satisfaction.
candidates must be robust and comfortable with communicating complex or sensitive issues to clients and other stakeholders. they should have a calm professional approach and the ability to resolve disputes with factual, well-reasoned explanations. they must have a strong track record of establishing and maintaining effective relationships with clients and other stakeholders at all levels.
the ideal candidate will be organised and have exceptional attention to detail. they must be able to meticulously manage costs and variations to contracts to keep the project on track.

the role
this role will concentrate on works post-contract, however, there may be a requirement for the qs to be involved in the new works tender process as required by the business.

interim payment applications, valuations, variations, final accounts
managing sub-contract accounts
day-to-day administration of the commercial function of the project(s)
ensuring full compliance with all contractual requirements/responsibilities
take-offs, measurement, scheduling, preparation of bills of quantities (boq)
monitor all ongoing contract costs against those detailed in the original tender
sub-contractor procurement and negotiation
send out, review and approve supplier/sub-contractor packages
ensure orders are correctly placed with sub-contractors, consultants and suppliers in accordance with contractual arrangements and signed by all parties prior to works commencing on a project
review and sign off interim and final account applications from sub-contractors, consultants and suppliers
attend pre-start meetings to ensure scope of works and any pertinent points are clearly articulated to the sub-contractor
ensure sub-contractor/consultant/supplier claims are in the first instance properly administered and final accounts are properly administered in accordance with the commercial interests of the company

ensure the building contract is properly administered
commercial deliverables and timescales are met
the interests of the company in respect of extension of time and loss and/or expense entitlements are protected and maintained
assess, review and mitigate commercial and contractual risks
ensure valuation deadlines for each project are met, prioritising and managing time accordingly
variations are submitted and agreed with the client as soon as possible
ensure written instructions are received, or confirmation of verbal instructions issued
ensure accurate and appropriate records are maintained
ensure partial possession notices are submitted where appropriate
extensions of time are prepared and executed effectively
requests for section and practical completion are submitted and records kept in support of the application
attend or chair project related meetings to ensure compliance with the contract and minimise unnecessary cost
cashflow forecasting
monthly cost value reconciliations (cvr's) throughout the project, as well as upon final completion to measure costs against budget to track the contract's profitability throughout and on completion
submit interim and final account applications for payment and retention release
closing out project final accounts

requirements/qualifications/education
commercially astute with proven experience within a commercial role in the construction industry
excellent working knowledge of the jct and rics standard methods of measurement (smm)
experience working with a main contractor or developer on high end residential projects from start to finish
bsc degree in quantity surveying
computer literate with strong skills in microsoft office applications (word/excel/outlook/powerpoint/project)
comfortable managing multiple projects from inception to completion
ability to prioritise workload and deliver on conflicting demands
advanced knowledge of construction processes, procedures, methods and equipment
expert knowledge of building products and materials, construction processes, methods and relevant rules, regulations and quality standards
ability to accurately read technical drawings, calculations and measurements
ability to read technical specifications and assimilate large volumes of tender information
excellent time and project management skills
you must be personable, articulate and confident to liaise with stakeholders at all levels
