Job description job purpose: to generate the targeted leasing revenue from the fab property portfolio in the sharjah emirate whilst maintaining a minimum of 95% occupancy level. manage the relationships with the owners, owner's representatives and landlords and ensure fm maintains the managed property portfolio in sharjah to an optimum level of condition to generate the highest level of income for the stakeholders. accountabilities: team supervision provide guidance and on-the-job training for junior colleagues and conduct knowledge sharing to facilitate achievement of team objectives and completion of tasks in an efficient manner which is consistent with operating procedures and policy. promote the organisation's values and ethics in all activities within the team to support the establishment of a value driven culture within the bank. budget and financial planning monitor the financial performance of a given areas of activity versus budgets and ensure all activities are carried out in line with the approved guidelines while promptly reporting on any variances to the management. policies, systems, processes & procedures provide inputs and implement policies, systems and procedures for the assigned team so that all relevant procedural/legislative requirements, are fulfilled while delivering a quality, cost-effective service. continuous improvement participate in the identification of opportunities for continuous improvement and sustainability of systems, processes and practices considering global standards, productivity improvement and cost reductions. reporting prepare sectional statements and reports timely and accurately to meet fgb-nbad and department requirements, policies and quality standards. job specific accountabilities: handle the issuance and renewal or extension of contracts for the sharjah property portfolio. handle any break lease requests or termination of contracts. ensure the operational pm procedures defined in the operations manual are complied with and the appropriate documentation is raised. oversee the connection/disconnection of utilities, water and electricity, and registration for existing properties under management, depending on the status of the contract. undertake registration with ejari for all new projects or existing properties under management. generate the targeted revenue from the property portfolio in the residential and commercial sectors. maintain the occupancy rate of the portfolio at a minimum of 95% and a list of any vacant properties. ensure that 99% of collection of rent, security deposits, and tenant assistance fees are undertaken within the agreed timeframe i.e. 60 days from the issuance of leases. ensure renewal notices are sent to tenants, three months prior to the expiry of the lease. deliver an engaging and unified customer experience to prospective and existing landlords/tenants. qualifications minimum qualification: bachelor's degree in arts (ba) or sciences (bs) or another related discipline. minimum experience: seven years relevant experience in the property management and leasing sector in a senior role within either the uae or global market.
