mpa are currently recruiting a chartered surveyor on behalf of our belfast based client.
as a chartered surveyor you'll complete detailed reports, known as building surveys; within which you'll identify defects and advise on repair, maintenance, and restoration options.
projects include existing buildings, buildings of architectural or historic importance and the development of new ones. you may implement preventative measures to keep buildings in good condition and look for ways to make buildings sustainable.
the post holder will assist in the key decision-making processes to ensure the client has appropriate fit for purpose space to meet its developing needs and to minimise risk and liabilities with regard to property asset management.
the postholder will support the development, implementation and maintenance of information gathering and reporting systems. the post holder must establish good working relationships and clear communications links at every level within the organisation.
location - belfast
hours of work -37.5 hours per week. mon - fri
salary - gbp30,000 per annum
what the role entails:
as a building surveyor, you'll need to:
ensure projects are completed on budget and to schedule
advise clients on schemes and projects and determine requirements
prepare scheme designs with costings, programmes for completion of projects and specification of works
organise documents for tender and advise on appointing contractors, designers, and procurement routes
determine the condition of existing buildings, identify, and analyse defects, including proposals for repair
advise on energy efficiency, environmental impact and sustainable construction
instruct on the preservation/conservation of historic buildings
advise on the management and supervision of maintenance of buildings
deal with planning applications and advise on property legislation and building regulations
assess and design buildings to meet the needs of people with disabilities
instruct on construction design and management regulations
negotiate dilapidations (when there is a legal liability for a property's state of disrepair)
carry out feasibility studies
advise on the health and safety aspects of buildings
advise on boundary and 'right to light' disputes and party wall procedures
prepare insurance assessments and claims.
essential criteria:
chartered surveyor rics (estate management / property management / property invest & development), with at least 3 years' relevant experience in a property / asset management role.
at least 3 years' experience in managing property transactions, including lease/ licence renewals, variations, rent reviews, valuations, disposals and acquisitions.
post holder to have sufficient technical knowledge and experience to make decisions and professional judgements to balance the needs between legislative and user demands in a highly charged environment.
experience of management and reporting of estate information.
experience of effective planning and organisational skills with an ability to prioritise own workload.
experience of negotiation and influence a diverse range of stakeholders.
experience in the management of property assets in the public sector, including, leases, land and property procurement, disposal of surplus/vacant property assets management and upkeep of an asset databases.
experience in property databases.
experience in the development and implementation of processes for the management of property.
experience and working knowledge of property management software.
