Responsible for overseeing and leading the planning, execution and successful completion of projects all in accordance to the company vision. the role involves managing multiple projects , coordination teams , and ensuring that project objectives are achieved within the defined scope , budget, and timelineclient detailsour client is a luxury real estate developer that builds high end hotels & resorts, residential mixed use projects and high end commercial buildingsdescription1. develop comprehensive projects plans, including procurement and construction strategy , defining project scope, design brief , create project programme, estimated budget and identify risks analysis and mitigation strategies2. oversee and manage the project development from design till handing over including procurement and tendering process.3. monitor and manage the performance and compliance of the consultants / contractors, according to the scope of services and contractual obligations and standards.4. attend all progress meetings and make decisions within his authority.5. understand completely all design documentation, drawings, specifications, contract terms and conditions, and any special requirements, including programme milestones.6. monitor and report on the progress of the works, as well as the performance of the consultant and key contracting staff.7. update the control monitoring tools on weekly basis and issue the related notices to the consultant highlighting the issues of concerns and potential risk8. close monitoring the site activities at site and prepare daily progress record9. assess the reported progress against the porgramme of works10. prepare the monthly report for management review11. check and ensure the completeness of any progress payment claims by any consultant and contractor.12. monitor all contract variations, related submittals and maintain an up-to-date register, and copy of all drawings and site instructions.13. review and recommend variations to the scope including the cost and time impact analysis14. oversee the overall safety and quality of the construction works in accordance to the project standard15. closely monitor construction programme and make recommendations to improve the works16. ensure prompt presentation of material submittals by consultant and contractors make approval recommendations to the management17. review / comment on consultant / contractors' reports and ensure timely completion for management reporting.18. follow-up with concerned authorities, consultants and contractors, to ensure that all nocs and permit approvals are obtained for the smooth execution of the works, and to avoid delays to the programme19. coordinate with respective departments to ensure a smooth operation and project administration .20. monitor and control snagging lists, prepared by consultants at taking over, and advise acceptance / rejection to final completion.21. completion of the project: review the taking over certificate and recommend the acceptance or rejection based on the site conditions and in accordance to the conditions of the contract is technically complete and finished according to the contract requirements, time, quality and cost.22. monitor , review and approve the project close out documentation23. monitor all the claims received from the consultants/ contractors , ensure always an updated claims register and recommend the necessary action after consultation with the involved stakeholders24. assess the engineer determination issued by the consultant r in accordance to the project records and conditions of contract and issue your recommendation to the head of department25. ensure the proper handing over of completed projects to the asset management department and coordinate ahead of time the taking oskillsproject manager, project management, construction management
