if music to your ears is the hum of a well-oiled machine, you’ll enjoy making that music in our maintenance manager position. this key role is responsible for keeping our community humming along in the best possible condition while complying with safety standards. you’re the go-to person who oversees the proper and timely completion of all maintenance requests and repairs with the added diversity of overseeing and performing hands-on turnkey work and inspections to ensure units are rent-ready as needed. your strategic thinking skills get a workout as the one in charge of preventative maintenance, the best way to prevent costly and time-consuming emergency and service repairs, as you keep your maintenance department efficient and consistent with the community’s high standards. you’re also in charge of managing your department’s budget, keeping expenses within budgeting guidelines and putting on your thrifty thinking cap to find cost-saving measure that don’t compromise quality. customer service and helping with the cleanliness and marketability of the community tops off your duties as maintenance manager, a vital player in the community’s ability to renew and secure new leases.

• participate in company training classes and meetings; ensure all maintenance staff receives appropriate training as required
• organize, prioritize and ensure maintenance requests and repairs are made correctly and in timely manner
• inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal at all times
• oversee turnkey operations; ensure vacant units are made rent-ready in a timely manner
• perform turnkey work as required and ensure all make-readies are inspected
• adhere to the standard operating procedures
• possess basic knowledge of local and state codes for permitting, sign ordinances and pool regulations
• adhere to and enforce the company's personnel management policies and procedures
• maintain a superior customer service relationship as per gables pledges of customer service
• communicate effectively with residents, fellow associates, vendors and supervisors
• work with community manager to handle maintenance-related resident problems
• assist community manager with documenting counseling sessions with maintenance staff
• maintain a preventative maintenance program to minimize emergency and service repairs
• maintain hazard communications program; teach and promote safe work practices
• assist with recruiting, hiring and training of quality staff; recommend promotions and terminations when necessary
• work with community manager to obtain competitive bids for maintenance-related expenses
• understand and adhere to budget guidelines
• purchase supplies and vendor services using standard purchase order systems and proper bidding procedures under the supervision of community manager
• understand and operate company computer software related to position requirements
• contract use of outside vendors only when necessary
• monitor inventory and maintain appropriate levels of parts and supplies
• other tasks or duties as assigned by supervisor

education

no specific level of education is required ability to read and write english for safety and productivity reasons ability to accurately perform basic mathematical functions

professional experience

four years minimum experience as supervisor in community management maintenance, other building maintenance or related field. renovation experience may be required for older properties built 5 or more years ago.

attendance/travel

ability to work any of the seven days of the week, 52 weeks of the year. our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested. ability to travel to company training classes or to work at other communities as requested on-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response time

physical requirements

hand-on repairs and maintenance constitute 60 to 70 percent of duties; remaining time spent on general management functions and supervising work of associates and outside contractors  perform general maintenance repair tasks professionally without endangering yourself, residents or fellow associates must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees fahrenheit

licenses/equipment

valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions epa certification type i and ii pest control, if performed in-house other licenses and certifications as required by gables, state or federal law own set of basic hand tools; tools not provided by community use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents appropriate safety equipment and apparel that includes proper footwear, such as work boots
